ESSENTIAL DUTIES / RESPONSIBILITIES

Oversee, direct, supervise, and assign work to general maintenance, contract, custodial, and grounds keeping staff and ensure work standards, safety, licensing, and building regulations are met. Utilizes an integrated workforce management system to manage and schedule work requests for staff. Oversees the preparation of or prepares estimates of work hours, materials, and resources required for projects. Oversees and monitors the inventory of materials, supplies and equipment; and approves and initiates requisitions for materials and supplies. Schedules and inspects completed work on buildings, equipment, machinery, and grounds; and reports inspection findings to staff and management. Approves and initiates requisitions for contractors. Coordinates work of outside contractors and advises management on the specifics of proposed or ongoing projects. Oversees the preparation of maintenance reports and records of repairs. Review material submittals and pay vouchers from vendors and ensure all procurement paperwork from inception to completion is properly completed and timely remanded for payment to Finance. Perform property inspections for safety, fire suppression, security, and loss prevention intermittently and at scheduled periods to identify needs for repairs and/or preventive maintenance; update the condition assessment database; develop proposed plans for corrective action. Operate and maintain specialized equipment and heavy machinery including but not limited to automatic sprinkler system, forklift, tractor, and skid-steer; agency vehicle, sweeper, tractor mower with an attached shredder, gators, etc. Oversees and schedules preventative maintenance programs. Read moderately complex drawings, sketches, and blueprints to determine details of assigned tasks, perform material take-offs, order materials and supplies, and plan/schedule task sequences and time allotments. Oversee and may perform workshop operations to fabricate specialized items needed for project work to refinish furniture, doors, paneling, cabinets, etc. May diagnose, maintain, and perform minor repairs to specialty law enforcement related equipment; return reusable supplies to stock as applicable; and construct, repair, and replace targets and target frames. Coordinates work assignments with other supervisors to ensure efficient and effective use of all resources. Prepares instructions for machinery operators and conducts training on tool and machinery operations and safety. May participate in planning programs involving physical plant, grounds, or service industries. May administer proficiency tests. Attend work regularly and observe approved work hours in accordance with agency leave and attendance policies. Perform other duties as assigned. GENERAL QUALIFICATIONS and REQUIREMENTS Education Graduation from a standard senior high school or the equivalent. Formal technical training in one of the building trades is preferred or college a strong plus. Experience Four (4) or more years of full‑time Facility Maintenance work experience in one (1) or more skilled trades (frame or finish carpentry, plumbing, sanitation, painting, etc.) in construction and/or maintenance and repair of large office buildings, including two (2) years supervisor experience is required. Substitution Note: Technical school training in a skilled construction trade (frame or finish carpentry, plumbing, sanitation, painting, etc.) may substitute for the required work experience with six (6) months of full‑time training equal to one (1) year work experience up to a maximum of one (1) year of training. Licensure and/or Certification If driving is required, must possess a valid driver license from state of residence. Critical Organizational Infrastructure requirements This job may be responsible for conducting research on, working on, or having the ability to access critical organizational infrastructure; must be able to maintain the security and integrity of the infrastructure related to this role. Additionally, and more specifically, must not be employed by nor have any connection or continuous connections to any governmental entity or political apparatus of a country listed in 15 C.F.R. §791.4. Regulatory Knowledge Thorough knowledge of building maintenance/construction in designated skilled trades and some knowledge in other related building trades. Be able to read, analyze and interpret construction, blueprint and schematic documents, technical procedures, or building code regulations and have knowledge of building/life safety codes and safe workplace practices, such as lockout procedures. Basic understanding of building codes such as Fire Codes, American with Disabilities Act, etc. Knowledge of firearm and ballistic safety procedures. Knowledge of local, state, and federal laws related to the affiliated program areas such as administration and management techniques, budget and procurement processes. Maintenance Knowledge Skill in the use of hand and power tools to accomplish tasks involved in maintenance, repair, dismantling, construction, refresh, and remodeling of the building structures. Knowledge of processes, procedures, methods, various standard materials, and supplies applicable to constructing, remodeling, maintaining, and repairing office buildings and other structures. Operate construction equipment (jack hammers, etc.) safely and effectively. Maintain and make minor repairs to tools, equipment, and machinery. Estimate materials requirements for repair or construction tasks and to apply proper methods, techniques, and procedures in accomplishing a wide variety of repair, renovation, and construction projects. Analytical Reasoning/Attention to Detail Must demonstrate an ability to examine data/information, discern variations/similarities, and be able to identify trends, relationships and causal factors, as well as grasp issues, draw accurate conclusions, and solve problems. Technology Demonstrated proficiency with Microsoft Office Suite (Word, Excel, PowerPoint, and Outlook), and appropriate levels of proficiency with utilized software and systems and be able to learn new software/systems. Confidentiality and Protected Information Must demonstrate an ability to responsibly handle sensitive and confidential information and situations, and adhere to applicable laws/statutes/policies related to access, maintenance and dissemination of information. Safety Must be able to work in safe manner at all times, avoiding shortcuts that have potential adverse results/risks, and must be able to comply with safety standards and best practices. Travel and/or Schedule Availability for after‑hour and weekend work is required. A DPS employee who is selected for a position in their current salary group with a new state title may receive an increase of no more than 3.4% over their current salary regardless of posted salary.
